Construction Administrator
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Provide design and construction coordination on design and/or building projects.
- Liaison between Architect/Engineer team and owner/Construction Manager, design reviews, updates, coordination, value engineering, constructability, shop drawing revisions, ASIs, RFIs and change orders. Be point person with field staff on all design-related issues.
- Manage A/E schedule and milestone dates.
- Travel to project or design office as required to facilitate construction. Visit job site as required to review progress and facilitate construction by coordinating RFIs, ASIs and other information requests, payment applications and contractor requests.
- Coordinate with field Project Manager regarding drawing progress, reports, RFIs, ASIs, owner concerns, schedule, and concerns of field team.
- Establish work requirements according to established schedules for design and construction.
- Provide filing system and logging/tracking of all work issues.
- Review project costing of design budget and coordinate with Project Manager.
- May be called upon to review drawings as a QA/QC check, for coordination or review of specifications.
- Initiate Design Coordination Policies and Procedures Manual. Implement policies and procedures and provide assistance as required.
- Familiarity with AIA documents.
- May be requested to attend networking functions and assist Team Leaders in acquiring new business.
QUALIFICATIONS

- Bachelor or Masters Degree in Architecture, Construction Management, or Engineering from an accredited college required, or requisite experience.
- Minimum 5 years on-site field experience overseeing projects under construction as an Architect/Construction Administrator or Construction/Project Manager.
Intern Architect
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Performs basic drafting assignments within company and industry standards and codes.
- Contribute to and interprets written building specifications, detailed drawings and verbal instructions are used as a means of data and information to perform these assignments.
- Works closely with Project Architect and Project Manager to obtain project information and ensure drawings are accurate and complete.
- Visualizes and plans the graphic presentation of items having distinctive design features that can differ significantly from established drafting precedents.
- Recommends minor design changes to Project Manager.
- Performs other duties as assigned.
QUALIFICATIONS

Project Architect
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Independently evaluates, selects and applies architectural techniques, procedures, and modifications.
- Develops approaches to achieving specified objectives including the investigation of many variables.
- Performs architectural assignments after receiving general instructions and project scope from the Project Manager.
- Develops preliminary designs.
- Supervises Intern Architects.
- Must understand all codes and be able to produce a complete set of construction documents including written specifications.
- Responsible to coordinate with outside consultants including engineers.
- Coordinates C/A activities with construction administrators and reviews shop drawings
- Runs and coordinates job meetings assuring that all meeting tasks are assigned and completed
- May assist Project Manager(s) with preparation of cost and quality estimates.
- May be requested to attend networking functions, and assist Principals with business development activities.
QUALIFICATIONS

EDUCATION, EXPERIENCE, LICENSES/REGISTRATION
- Minimum of Bachelors Degree in Architecture from an accredited institution.
- Minimum of Five years of architectural experience working independently.
- Professional architect registration in the USA for a minimum of five years (preferably NJ or PA or eligibility for reciprocity)
PROJECT MANAGER
SUMMARY
In this mid-management role, the Project Manager leads a project team in project evaluations, conceptual design, development, and presentations, to produce a final product in conjunction with the work of other architects, engineers, and technicians. Prepares and monitors work force determinations, budget estimating and monitoring, fee estimating and scheduling. They must portray a mature, professional image and represent the company with a positive approach and attitude among internal and external contacts. Project Managers contribute to the marketing efforts of the firm. May require site-planning, oversight of construction documents and/or bid/contract management.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Technical Coordination :
- Plan, schedule, conduct, or coordinate detailed phases of professional work in part of a major project or in a total project of moderate scope. Coordinate appropriately with Construction
- Manager/Administrators and coordination of contracts with consultants and/or other third parties.
- Produce and/or supervise design work according to established standards, methods, and procedures of work of the division. May produce work involving a variety of complex features such as conflicting design requirements, unsuitability of conventional materials, and difficult coordination requirements with technical guidance from the Team Leader. In consultation with the Team Leader, assists in establishing the project design criteria. May include writing specifications for assigned projects and/or to assist other teams when needed.
- Coordinate the layout, design, drafting, and specifications produced by other architects, engineers, and technicians who assist in specific assignments.
- Thorough research, study, and consultation with outside consultants and professional societies, keep informed of new developments and systems as they influence the Project Manager 's particular field of architectural practice and design. Establish benchmarks and measure performance against benchmarks.
Schedule Preparation:
- Prepare schedules for clients, sub-contractors/consultants, and staff.
- Adherence to schedule, making adjustments when needed
Financial Management and Reporting:
- Gather data for scope of work and fee support.
- Budget Preparation – “Cartoon” project resources.
- Establish hours/fee goals for phases of projects.
- Monitor budget against estimates.
- Assist Finance Department with project billings and client collections.
- May participate in AIA contract writing/review.
Customer Service Orientation:
- Maintain positive client relations and participate in client meetings.
- Manage client expectations and meet or exceed responsiveness targets.
Staff Allocation and Management :
Request appropriate staffing utilizing the schedule and budget as guidelines. Assist the Team Leader in developing and managing project man-hours and planning schedule.
- Delegate tasks and responsibilities to team members.
- Coordinate project team effort through communication.
- Assist in recruitment and interviewing activities.
- Training/mentoring/coaching employees.
- Performance management; rewarding and disciplining employees; addressing complaints and resolving problems.
Marketing :
- Attend regular and periodic networking functions including professional association activities.
- Accompany and assist Prinicpal's in business development activities.
- Maintain network of contacts to facilitate marketing and rainmaking opportunities.

- May participate in presentation of proposals to clients.

- Review project team's work.

- Eight to 10 years related architectural experience and/or training with degree.
- Architectural License issued by a State in the USA
- Project Management Certification Desired
